Maui Ranch Estates sits in the ahupuaʻa of Ulumalu in Ha'ikū, on the lush windward shore of Maui. More than 70 families share this quiet corner of the island — parcels of two to three acres tucked among guava, banana, and the kind of green that only windward rain produces.
Homes were built gradually from the 1970s through the 2000s, giving the neighborhood a varied and settled character. Long-time residents and newer families alike find that Ha'ikū's unhurried pace suits the land well. Agricultural zoning keeps the rural feel intact — it's one of the things owners most appreciate about living here.
Our six private roads — Waipalani Rd, Maluna Rd, Kapuai Rd, Kalipo Pl, Koolau Rd, and N/S Lanikai Place — are the sole responsibility of the Association. The HOA's only purpose is maintaining these roads: keeping the ~15ft road surface in good repair and the full 40ft right-of-way clear enough for school buses, trash trucks, and delivery vehicles. That is what annual dues pay for.
All landowners in the subdivision are members of the Association. The Restrictive Covenants — originally recorded in 1971 and last updated in 2014 — reflect the community's long-standing commitment to keeping this place the way it is.
