Frequently Asked Questions

What you need to know about life in Maui Ranch Estates

About the Community

What, where, and who

What is Maui Ranch Estates?
Maui Ranch Estates is a privately governed agricultural subdivision of more than 70 parcels in Ha'ikū on the windward side of Maui. Established in 1971 and recorded under File Plan No. 1155, parcels range from 2–3 acres under AG zoning. All landowners are automatically members of the Owners' Association — membership comes with the land.
Where exactly is the subdivision?
MRE sits in the ahupuaʻa of Ulumalu in Ha'ikū, on the lush windward shore of Maui. The main access roads are Waipalani Road and Maluna Road, off Kokomo Road in Ha'ikū. Ha'ikū Maui, HI 96708.
Who runs the Association?
The Association is governed by a volunteer Board of Directors elected by property owners at the Annual General Meeting. The Board's job is straightforward: keep the roads maintained and passable. That means contracting road work, collecting assessments, and making sure school buses, trash trucks, and delivery vehicles can get through. Reach the Board at info@mauiranchestates.org.
What do annual dues cover?
Annual assessments fund one thing: the roads. The Association owns a 40ft wide right-of-way across four TMK parcels covering six named private roads — Waipalani Rd, Maluna Rd, Kapuai Rd, Kalipo Pl, Koolau Rd, and N/S Lanikai Place. The Board maintains the ~15ft road surface and keeps the full corridor clear enough for school buses, trash trucks, and delivery vehicles. Every owner has an easement right over these roads, and every owner contributes to their upkeep. The assessment amount is set each year at the Annual General Meeting.
What are the Restrictive Covenants?
The Restrictive Covenants are the foundational governing document for all MRE property owners. Originally recorded May 19, 1971 and amended in 1995 and 2014, they establish land use rules, road access rights, and the Association's authority. They run with the land — every owner is bound by them regardless of when they purchased. Download a copy on the Documents page.

Utilities & Services

Electric, water, phone, and internet

Who provides electricity?
HECO — Hawaiian Electric Company serves Maui Ranch Estates. For outages, new service, or billing questions, visit hawaiianelectric.com. Check current outages on the Maui County Outage Map.
What phone and internet options are available?

Hawaiian Telcom (H.Tel) — provides landline and DSL/fiber internet service to Ha'ikū. Contact hawaiiantel.com to check availability at your address.

Spectrum — cable internet and TV available on many MRE streets. Check availability at spectrum.com by address.

Satellite internet (Starlink, HughesNet) is also an option for properties where wired service is limited. Cell coverage in Ha'ikū varies — check your carrier's coverage map for your specific parcel.

How does water service work?
Most properties in MRE are served by the Maui County Department of Water Supply (MCDWS). Meters on most parcels are ½-inch (0.5") service connections. Some owners supplement county water with rooftop catchment systems, which is common and practical given Ha'ikū's rainfall. For new connections, service changes, or billing, contact the Maui County Department of Water Supply.
